The Property Manager's job responsibility is to ensure our company offers its residents the quality living environment expected of all properties in our portfolio.
The Manager reports directly to the Regional Manager on a daily basis.
The primary job duties required to fulfill the responsibility of this position includes, but is not limited to:
Working knowledge and compliance of the following:
Adhering to monthly budget and exercising expense control Reviewing, coding invoices, utility bills and input to accounting system Daily bank deposits Move-ins/move-outs SODA reconciliation 3 day notices, eviction processing, PTE Weekly Reports Lease renewals/Leasing Incentives and Programs Annual Davis Lease Up / Annual Davis Turns Marketing trends/comps Handle conflicts when necessary and develop reasonable solutions Perform outstanding email etiquette along with written/verbal communication Assist new Leasing Agents on leasing strategy, marketing strategy and closing ratio Follow-up on leads, call backs, referrals Monitor daily traffic Ensure curbside appeal (expectations, daily walk throughs) Ensure rent ready units (expectations of move-out/in) Ensure resident retentions (tracking of incidents/resolution); event planning PM is a working manager, handling all duties such as, leasing, writing work orders, computer data entry, telephones and assisting staff with overflow of work.
Always maintain property standards and safety rules.
Assist Maintenance Supervisor in updating vacancy/move-in/move-out board daily.
Walk all vacant rent ready apartments according to company standards, insuring that work has been completed and unit is rent ready according to company standards.
Manage rent collections and maintaining a low delinquencies and bad debt collections.
Responsible for on-call service when necessary.
Showing and renting apartments when necessary.
Work in conjunction with leasing agent regarding lease up and retention and marketing efforts.
PM is an exempt position in which responsibilities and duties at times are above and beyond including weekends, nights and holidays.
The ideal candidate has pristine attention to detail, is organized, a team player and does everything it takes to get the job done.
