The Director is responsible for transactions, which carry a high degree of visibility and potential exposure for the University.
The complexity and scale of these require a high skill level and experience in commercial real estate transactions, project management and financial analysis and budgeting.
The position requires creative and frequent consultation with numerous campus constituents including senior campus leadership, students, faculty and staff, outside stakeholders, Office of the President and Legal.
The Director also engages and supervises contractors and consultants in the role of project executive and property manager.
The projects for which the Director will be responsible typically involve substantial financial investments from campus and non-campus participants, and significant long-term strategic commitments from the University.
The Director uses advanced real estate skills to complete analysis for real estate transactions and decision-making efforts, and participates in the selection, evaluation, acquisition, occupancy and management of real property in compliance with University policies.
The Director prepares and coordinates Regents items and Presidential approval letters for complex transactions that fully and clearly disclose transaction terms and issues.
The position requires tact and sound judgment in the execution of its duties.
The Director provides leadership and supervision to two FTE in the RES Department.
Job SummaryThe Director of Transactions and Portfolio Management is a leadership position within Real Estate Services (RES), a unit within Design and Construction Management (DCM).
Reporting to the Executive Director, the Director is responsible for planning, implementing and managing a wide variety of entrepreneurial projects involving third-party leases, acquisitions and dispositions in consultation and collaboration with the Executive Director.
Responsible for negotiation, due diligence and execution of all space leases by the main campus as well as negotiation and execution of all campus real estate acquisitions and dispositions.
Manages all property tax issues.
Responsible for execution of gifts of real property in coordination with Planned Giving.
Acts as the lead for other real estate officers in the department.
PHYSICAL DEMANDSSit at a computer for extended periods of time.
Work occasional evenings and weekends to meet operational needs.
May move boxes/files weighing up to 25 pounds.
WORK ENVIRONMENTEmployee is personally responsible for following safety procedures/guidelines.
Smoking, the use of smokeless tobacco products, and the use of unregulated nicotine products (e-cigarettes) will be strictly prohibited on any owned or leased property, indoors and outdoors, including parking lots and residential space.
QUALIFICATIONSRequired:
A minimum of seven years' experience in managing commercial leasing activities and commercial real estate properties of a complex nature with leadership responsibility for transactions and negotiations.
Bachelors Degree in real estate, business, economics, or related field/ training/experience.
Experience and skills in the application of the principles of real estate development; appraisal review; analysis and preparation of purchase, sales bid, and ground lease documents; marketing; and financing alternatives.
Experience in property management and conflict resolution involving landlords-tenants.
Experience in supervising staff and managing budgetsInterpersonal, oral communication, and negotiation skills necessary to establish and maintain effective and cooperative relationships, and to handle difficult and/or sensitive issues.
Written communication skills to prepare clear, concise, and professional reports and correspondence.
Preferred:
Juris Doctorate or Masters Degree with practice experience in real estate law.
Experience in evaluating and accepting gifts of real property for a major university.
Experience in managing real estate transactions in a university and/or health services environment.
Real Estate Broker License.

Estimated Salary: $20 to $28 per hour based on qualifications.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
